From the City of Toronto’s Building Permits open data — active permits and permits cleared since 2017 (contains information licensed under the Open Government Licence – Toronto). No permit on record does not mean the work was unpermitted — closed permits only go back to 2017, and anything cleared before then will not appear here. Estimated construction costs are self-reported by the applicant and are left out where the City’s own record is unusable. Permits are also filed under the address as the City holds it, so a converted or renumbered property may sit under a different number. Treat this as a starting point — the City of Toronto holds the authoritative file, and Nick can pull it as part of a purchase.
