Hoggs Hollow sits in the valley of the West Don below York Mills, and it is one of the most distinctive settings in the city — a small number of large houses on winding streets at the bottom of a ravine, with dense tree cover and the river running through. It was a milling village before it was absorbed, and the scale still feels village-like. Very few properties trade in any given year. The setting is the entire proposition, and the constraints that come with it — floodplain, conservation rules, tree protection — are correspondingly significant.
