Humber Bay Shores is built on filled land at the mouth of Mimico Creek, and it is the most concentrated waterfront condominium development in the city outside downtown — a run of towers along the lake with parkland, marinas and the Martin Goodman Trail wrapping around them. The views are the proposition, and south-facing units command real premiums for them. It is almost entirely an apartment market, built over the last twenty years, with a young and substantially rental population. The practical constraint is access: the neighbourhood is served by one main road and the Lake Shore streetcar, and both fill at peak.
