Mimico was an independent town before amalgamation and it still has the bones of one — a small main street on Lake Shore Boulevard, older housing on a compact grid, and a genuine relationship with the water. The stock is varied and generally modest: interwar and postwar detached and semi-detached houses, many on small lots, alongside newer infill and the condominium development pushing west from Humber Bay. Mimico GO puts Union Station within about fifteen minutes, which is the single strongest argument for the neighbourhood and increasingly reflected in prices.
