Chaplin Estates was laid out in the early twentieth century as a planned subdivision, and it retains that coherence — wide streets, generous setbacks and substantial detached houses in brick and stone, many of them Tudor and Georgian revival. It sits between Yonge and Avenue Road south of Eglinton, close to the Beltline trail and to the shops on Yonge, and it has some of the most consistent housing stock in midtown. Turnover is moderate rather than low: families move in for the schools and the space, and often stay for decades. Prices sit toward the upper end of midtown without reaching Forest Hill.
