South Riverdale is a large and genuinely mixed area running south from Gerrard toward the lake, taking in residential streets, active and former industrial land, and the film studio district near the port. The housing is mostly Victorian and Edwardian semis on regular streets, with pockets of newer development where industry has given way. It has more variety — in scale, in use and in price — than almost any east end neighbourhood, and the character changes noticeably as you move south toward Lake Shore. Buyers should think in terms of specific pockets rather than the neighbourhood as a whole.
