The Upper Beaches sits north of Kingston Road and east of Coxwell, on higher ground above the neighbourhood it takes its name from. The housing is comparable — brick semis and detached houses, well maintained, on quiet streets — but it has historically traded at a discount to the addresses south of Queen while sharing much of the same catchment and amenity. Gerrard and Kingston Road both offer local shops, and the walk down to the boardwalk is manageable. It has drawn a steady flow of families who want the area and cannot justify the premium closer to the water.
